London

🇬🇧 United Kingdom

London's immigration system was rebuilt after Brexit ended EU free movement in January 2021, replacing it with a single points-based framework treating all non-UK/Irish nationals alike. Skilled Worker, tied to employer sponsorship and a rising salary threshold, is the primary professional route; Global Talent offers a sponsor-free path for recognised leaders in academia, tech, and the arts; Innovator Founder targets entrepreneurs with an endorsed business idea. Commonwealth citizens with a UK-born grandparent retain the distinctive Ancestry visa, popular with Australians and South Africans, while High Potential Individual offers top-university graduates a sponsor-free window. Housing is the defining constraint on London life. Zone 1-2 rents are among Europe's highest and have risen sharply since 2021; most professionals commute from Zones 3-6 or the home counties to manage cost. The Immigration Health Surcharge, an upfront annual fee for NHS access, has also risen materially and is a real budgeting line for relocating families. What London still offers that few cities match is depth: Europe's largest financial centre, a global hub for law and media, and a university ecosystem drawing talent despite added post-Brexit friction. English-language ease and deep professional networks continue to outweigh, for many, the higher entry bar and cost of living.

Neighbourhoods

Notting Hill / Kensington

Affluent, pastel-terraced, and home to a dense concentration of embassies and international families. Portobello Road market gives it a village feel despite the price tag. A default choice for corporate relocations with generous housing allowances and for those prioritising proximity to Hyde Park and central-London schools.

Rent 1BR: 2790-4060

Shoreditch / Hackney

East London's creative and tech corridor, built around converted warehouses, independent galleries, and the Old Street 'Silicon Roundabout' startup cluster. Younger, edgier, and better value than the west, though gentrification has pushed rents up sharply over the past decade.

Rent 1BR: 2285-3300

Canary Wharf

A purpose-built financial district of glass towers on the Isle of Dogs, home to major banks and increasingly media and tech firms. Modern, corporate, and efficient, with strong Jubilee Line and DLR connectivity, but comparatively lacking in the character and street life of older neighbourhoods. Popular with finance-sector expats on relocation packages.

Rent 1BR: 2410-3425

Clapham / Battersea

South London's young-professional heartland, centred on Clapham Common and a dense strip of bars and restaurants. Good Northern Line access and, since 2021, an extended Northern Line branch into Battersea Power Station's redeveloped riverside quarter. Solid value relative to central-London postcodes.

Rent 1BR: 2030-2920

Fulham / Chelsea

Affluent, family-oriented southwest London, known for Georgian and Victorian terraced housing, King's Road shopping, and a strong concentration of private and international schools. Quieter and more residential than central postcodes, popular with established professional families rather than young singles.

Rent 1BR: 2540-3810

Islington

A media, publishing, and legal-professional stronghold known for Georgian townhouses, Upper Street's restaurant strip, and strong Victoria and Northern Line access. Established, walkable, and consistently popular with dual-income professional couples without children.

notes
The UK imposes no general restriction on foreign freehold ownership, but non-UK-resident buyers pay a 2% Stamp Duty Land Tax surcharge on top of standard rates, introduced in 2021 to cool overseas investment demand. Leasehold tenure (as opposed to freehold) remains common for flats, particularly in central London, and buyers should budget for ground rent and service charges alongside the purchase price. Most relocating professionals rent rather than buy in the first several years given transaction costs and the six-figure deposits required in prime postcodes; renting is a fast, largely unregulated process by continental European standards, with minimal rent control outside a small number of London Living Rent affordable-housing schemes.

Transport

  • • Metro / subway
  • • Ride-hail (Uber / Bolt)
  • The London Underground ('the Tube'), Overground, and Elizabeth line together give most of Greater London strong rail-based transit coverage, supplemented by an extensive bus network and the DLR serving Docklands and Canary Wharf. London Tramlink exists but serves only Croydon and parts of south London — it is not a citywide network and is irrelevant to most residents' daily commute. Uber operates extensively in London under Transport for London private-hire licensing, alongside black cabs and competitors like Bolt; it has faced periodic licensing disputes with TfL but remains fully operational. Heathrow connects to central London via the Elizabeth line and Heathrow Express; Gatwick, Stansted, and Luton serve budget and regional routes.

Expat community

London hosts one of the largest and most diverse international communities of any global city, spanning finance and legal professionals in the City and Canary Wharf, a substantial American community centred on Notting Hill and Chelsea, and a long-established French community in South Kensington dense enough to be locally nicknamed 'Frog Valley.' International schools are plentiful across affluent postcodes (the American School in London, the Lycée Français Charles de Gaulle, the International School of London), and networking runs through sector-specific professional bodies, national chambers of commerce, and an active Internations and Meetup scene. Post-Brexit, EU nationals now face the same visa requirements as other foreign nationals, which has measurably reshaped — though not eliminated — the historically large European contingent.
